Property: 15 acres of raw land surrounded by a large parcel held by public builders

The executor of the estate, who represented other siblings, wanted to prepare a strategy to develop the parcel to minimize cash outflow while enhancing the value of the property.

The scope of our engagement: We reviewed the county development process, interviewed potential engineers, and acquired copies of the improvement drawing and approval documents for the surrounding projects.

We prepared a computer model of a potential project based on uses similar to the surrounding project in the development process. The model gave the owner an overview of the development process and the associated costs to expect at each milestone. We also reviewed the possible land plan configurations for a standalone development project as well as a project integrated into the surrounding proposals.
